Initially inspired by seeing ChatGPT craft creative pieces like poems and songs, the practical question arose: Could AI help appraisers analyze property details, like kitchen conditions or quality ratings, based on photographs?


Early tests came with challenges. It wasn't simple to get the AI to apply the Uniform Appraisal Dataset (UAD) standards correctly. Today, RoboRater is available in the GPT Store, serving as an assistive tool for appraisers who want quicker, more standardized initial evaluations of property features, with a long-term vision to expand into more comprehensive property ratings.

Despite its many advantages, AI is not infallible. Its outputs should always be treated as a first draft or a starting point, not a final product.


ChatGPT can occasionally produce errors or “hallucinate” information. That's why it’s crucial for appraisers to verify AI outputs carefully, just as they would review the work of a trainee or research assistant.


This practice fits perfectly within USPAP Standards Rule 1-1(a), which reminds appraisers of their duty to continuously improve their skills and adapt to recognized methods and technologies.
